Spec Home Pricing vs. Custom Home Pricing?
Our spec homes are designed with professionally selected layouts, finishes, and materials to provide an efficient and streamlined building process at a lower GC fee and price point than a Custom built home.
To maintain spec home pricing, the home must remain as designed by Field Tree. Buyers are welcome to remove items if desired while keeping the spec pricing.
However, once any buyer selections, finish changes, upgrades, or layout modifications are requested, the home transitions to custom pricing. This is because custom selections require additional design coordination, pricing, ordering, scheduling, and project management throughout the build process.
Where do you build?
Field Tree currently has subdivisions in Oostburg, Random Lake, and Cedar Grove, WI, and we’ve built homes throughout Sheboygan County.
How long is the entire process? (contract to close)
Spec homes and condos are generally quicker to complete, with an average build time of 7–10 months. Custom homes and condos usually require a minimum of 10 months to finish, starting from the date the building permit is issued.
How do I personalize a plan?
Field Tree partners with Bliffert Lumber & Design for product selections and any structural revisions. In condos, only interior walls may be modified—exterior walls cannot be changed. If changes are requested, at least two design meetings with the architects at Bliffert Lumber will be required.
Do you offer turnkey homes?
We offer turnkey, move-in-ready spec homes and condos. You’re welcome to place an offer at any stage of construction; however, the further along a spec home or condo is in the building process, the more limited your opportunities will be to make design changes or select materials.
What is the cost to build per square foot?
The cost to build per square foot varies from home to home as each home builder offers different inclusions. As more features and upgrades are included in the base price, the square footage price will increase. It’s also generally more affordable to build upward than outward; meaning a two-story home usually costs less than a ranch with the same square footage. As of September 2025, the average cost per square foot based on the inventory for sale in Sheboygan County is $302 for single-family homes and $283 for condos.
Do you offer financing?
We do not finance new homes, but we can recommend lenders that have successfully worked with our customers in the past.
Do I need to be pre-approved by a lender?
We highly recommend being pre-approved by a lender. Pre-approvals help us determine which home size and style will fit into your budget. If you don’t have a lender, we can recommend one.
Can I change your floor plans?
