Custom Home Planning with Field Tree:

​​​   Building a custom home with Field Tree Construction is a carefully planned and structured process designed to bring your unique vision to life. From the initial consultation and planning phase to the final stages of construction, every step is organized to ensure your goals, budget, and design preferences are thoughtfully incorporated into the project.

   Our team prioritizes communication, transparency, organization, and quality craftsmanship throughout the entire process. By establishing a strong foundation during the planning phase, we help create a smoother and more efficient building experience from start to finish.

Below are the initial steps involved in beginning a custom home project with Field Tree Construction.

PHASE 1 — PRE-CONSTRUCTION PLANNING & DEVELOPMENT

Step 1: Initial Consultation – Field Tree Construction Introduction

The first step is an introductory meeting with Field Tree Construction to discuss your project goals, plans, ideas, timeline, and overall expectations.

During this meeting, we will:

  • Explain the overall custom home building process

  • Review your plans, inspiration, and goals

  • Discuss budget expectations and project scope

  • Answer initial questions regarding the building process

  • Explain the roles and responsibilities of both the builder and client

 

This meeting helps establish a clear understanding of the project before moving into the planning and development phase.

Step 2: Pre-Construction Services Agreement & Deposit

Once the client decides to move forward with Field Tree Construction, a Pre-Construction Services Agreement and Deposit are required before beginning the project development phase.

The Pre-Construction Deposit allows Field Tree Construction to begin dedicating company resources toward:

  • Blueprint revisions and coordination

  • Subcontractor bidding and estimating

  • Budget development and pricing analysis

  • Scheduling and project planning

  • Vendor and supplier coordination

  • Permit preparation and administrative setup

 

Because substantial planning, coordination, and estimating work occurs prior to the start of physical construction and before construction loan draw funds become available, the Pre-Construction Deposit helps cover the professional services associated with preparing the project for construction.

The Pre-Construction Deposit is separate from the construction loan draw schedule and will be credited toward the final contract balance upon commencement of construction.

Step 3: Blueprint Creation/Edits & Finalization (Bliffert Lumber)

Once the Pre-Construction Services Agreement is signed, the design and planning phase officially begins.

The steps may include:

  • Creating a completely custom blueprint

  • Reviewing and modifying existing blueprints

  • Coordinating with the Architects at Bliffert Lumber

  • Incorporating structural, functional, and design preferences

  • Finalizing layouts and home features prior to bidding

 

It is important to finalize plans as thoroughly as possible during this stage to improve pricing accuracy and minimize future revisions.

 

Step 4: Field Tree Construction Bidding & Budget Development Phase

With finalized plans in place, Field Tree Construction begins the budgeting and estimating phase of the project.

 

This includes:

  • Gathering competitive bids from qualified subcontractors and suppliers

  • Reviewing material and labor costs

  • Organizing estimates into a comprehensive project budget

  • Evaluating pricing and scope details

  • Coordinating scheduling considerations with contractors and vendors

 

Field Tree Construction carefully analyzes each phase of the project to ensure quality workmanship while maintaining competitive pricing.

Step 5: Home Price Review & Project Consultation

Once all pricing and estimates have been compiled, Field Tree Construction meets with the client to review the proposed project budget and discuss any desired modifications.

This meeting includes:

  • Reviewing the comprehensive project pricing

  • Discussing allowances and material selections

  • Identifying potential adjustments or value-engineering opportunities

  • Finalizing project scope and expectations

  • Preparing for transition into the construction phase​

 

This step provides full transparency prior to entering into the final construction agreement.

Step 6: Final Custom Construction Agreement

Once pricing, scope, and project details are approved, the Final Custom Construction Agreement is signed.

At this point:

  • The construction project is finalized with contractors & vendors

  • Scheduling coordination begins

  • Permits applications are submitted

  • Construction loan coordination begins

  • The project officially transitions into the construction phase

 

Field Tree Construction then begins preparing the project for active construction.

Our construction management team coordinates closely with subcontractors, suppliers, and vendors to help ensure a smooth and organized building experience.
